Rambling, detached family home down a private, quiet track. May be suited to less mobile as mainly ground-floor accommodation. Large, dog-proof, grassy back garden, fully fenced and hedged. Village pubs in walking distance. Ground floor comprises large dining room, old-fashioned but well-equipped kitchen (fridge-freezer, microwave, dishwasher, washing machine). Downstairs bedroom overlooking front garden with super-king double (or twin singles), bathroom with bath and separate walk-in shower. Large sitting room with French windows to front garden. Two twin bedrooms, one with access to garden.

On the first floor is the master bedroom with super-king-size bed (or two full-size singles), with views over Hickling Broad and the thatched boat houses. Another bathroom with large deep bath, over-bath shower, toilet and sink. All refurbished in April 2014.

Electric heating, night storage heaters and open fire - coal, logs and kindling provided free of charge. Waitrose, Asda, Sainsbury and Tesco all deliver - we will put away for you prior to arrival!

“A large cottage set in a relaxing location”

The cottage is in a beautiful and peaceful location with large gardens front and back. It is a large property with lots of room to relax. The cottage was always lovely and warm especially with the open fire which we lit most evenings. The decor and furnishings are a bit dated, but that added to the charm and made us feel more relaxed.

We appreciated the welcome pack and having our on-line shopping stored away and the provision of a dog crate.

The position of the cottage is ideal for walking and sailing as Hickling Broad is immediately opposite the front garden.

This cottage is ideal for families with children and-or dogs but would be difficult for people with mobility issues.

We would definitely visit this cottage again but would advise booking early as it is very popular.

Specifically Recommend:

Hiring a boat for a days sailing.

Local Gems:

We would recommend a trip to the beach at Horsey to see the seals, but be prepared for a long walk from the car park.

The Pleasure boat Inn is also worth a visit.

“Lovely large house for a family house party”

Red Roofs is a lovely, stylish house in a quiet location right next to Hickling Broad. All our guests enjoyed the huge, safe garden, as well as the easy dog walks on the doorstep.

The birdlife was very evident with owls and cranes just down the lane

The rowing boat was great fun and well maintained, though hard work against the wind!

Specifically Recommend:

The excellent location and the spaciousness of both the house and garden.

Local Gems:

The Pleasureboat and the Greyhound were both within easy walking distance and offered a pleasant alternative to cooking.

I used Whispering Reeds boatyard to store and launch our sailing dinghy - they are very helpful.

“Dog-friendly relaxing holiday”

Red Roofs is a quiet, tranquil house, great for the dogs with large garden and secure.

Views over Hickling broad are great and the wildlife was nice to watch

Great sandy beaches within easy reach as well as small shops to larger stores within 10-15 miles radius

Don’t expect a Marble palace just a fantastic, genuine relaxing house with all the amenities including dog biscuits and a cake for the humans.

Their is a rowing dinghy to use which is great for kids of all ages.

We are looking forward to going back for another holiday as there is something for everybody to do or see.

Specifically Recommend:

For local eating we would recommend the Greyhound pub in the village - good food and very friendly

Sand beaches for the dogs to run on as well as local walks

“What an amazing place in a great location, can’t wait to return. ”

Red Roofs has a lot of character and a homely feel as soon as you walk through the door. The gardens are huge, with wonderful views over Hickling Broads from the front garden, and a secure back garden with plenty of room for dogs to run and play.

Lots of throws and towels are provided which was a plus. There is a gas barbecue and a number of deck chairs and loungers which was great as we had fantastic weather. The kitchen had everything youd need.

There are two great pubs about 5mins walk away (The Greyhound & The Pleasure Boat) which are both dog-friendly, and plenty of places to walk the dogs.

Specifically Recommend:

I would absolutely recommend Red Roofs to anyone wanting a quiet and relaxing holiday home, with lovely beaches to walk the dogs.

Local Gems:

Horsey beach, Sea Palling beach.

Lovely meals at The Greyhound, The Swan at Ingham, Light House, Kings Head Wroxham, Snacks and cake at Waxham Barn.

En Route:

We drove around to see all the local sights. Norfolk is a wonderful place and it is just an amazing place

This place is heaven, so relaxing, absolutely fabulous. location is perfect.

All the little extras are so thoughtfull, flowers, doggie treats, fridge contents.

I am just so pleased, everything about the place is perfect.

Ideally situated for all types of holiday, peaceful, relaxing, chilling out, adventure, walking, just amazing.

When guests come here I recommend they just go about their holiday and take in the priceless views, enjoy the great walks and thoroughly enjoy their stay at this amazing place.

The only place to eat is at The Swan at Ingham. The special taster menu is wonderful. Booking is adviseable.

“Great place to stay”

We had a lovely time.... we loved the house and the location, so did the dogs.

The house is very comfortable, even though we took throws and towels for the dogs they are all provided making it less stressful as you can cover up the sofas and not have to worry all the time.

It’ very dog-friendly and we would definitely recommend it. Hope to go back x

Take binoculars... need them for the birds

“Relaxing stay with our dogs right on the Broads”

We have been on an annual dog holiday for the past 6 years and this was up there with the best places we have stayed. This was an amazing house for the two of us and our two dogs. We are glad for a homely feel in a property when we go away with dogs, otherwise we would constantly be toweling off their paws and keeping them in one room. The property suited our needs really well.

You immediately relax when you get there because of the beautiful views over Hickling Broad and the peace and quiet. The garden was completely secure for our dogs and the younger one just ran round and round with delight, whilst our older dog enjoyed a good potter around too.

There was a welcome basket for when we arrived including treats for the dogs. We also did some of our shopping at Truly Local in Stalham which sources everything from a 35 mile radius.

As it was turning autumn we also made up the open fire on a couple of evenings which was a lovely end to the day.

Specifically Recommend:

We had great weather so made the most of going to a different beach everyday but our favourite being the nearest which is Sea Palling. We swam in the sea a couple of times and an inquisitive seal joined us.

We used the rowing boat one day and then went over the Whispering Reeds boatyard to hire a launch another day. They were very friendly and helped us with getting the dogs settled into the boat.

We went to the Pleasure Boat Inn several times for drinks and ate there a couple of times. We also popped into The Greyhound. In both pubs the dogs got a warm welcome and treats.

“A perfect and blissful holiday for 4 people and 8 dogs!”

We wanted a relaxing place for four humans (one with limited mobility) and eight dogs (one with limited mobility!). Red Roofs provided the perfect solution.

The house is spacious and comfortable with a lovely period feel (I imagined it would have felt the same in the 30s) but with modern conveniences unobtrusively installed. The bathrooms were outstanding. There was more than enough room for all four of us to have our own space when we needed it, but the communal spaces were easily large enough to allow us (and the dogs) to be comfortable together.

When we arrived, the supermarket shopping had been put away, and the house was spotlessly clean throughout - there was no evidence at all of previous canine guests!

The beds were extremely comfortable, as were the sofas (the dogs thought so, too!). The garden was huge and secure, allowing all the dogs to explore and play safely.

It was lovely to have candlelit suppers, thanks to the candles and matchsticks provided. The goodies basket on arrival was very generous and much appreciated.

Having a boat just a few metres from the front door was great - we enjoyed rowing around the head of the Broad. The public footpath past the house provided a lovely and convenient walk for the dogs.

All in all, our high expectations were easily met (and exceeded) - one of the best holidays we have ever had.

Waxham beach

Be prepared to just love being in the property and relaxing!

Waxham beach was perfect for us and the dogs. Lots of open dog-friendly space, totally unspoilt.

“Serenity was discovered here”

If you are old enough to remember The Coot Club and The Big Six - by Arthur Ransome - then this says it all - time-warped with modern touches - this place ticks all the right boxes. It was the dogs’ holiday as much as ours and they had such a large and safe garden at the back for them to relax in and wander into the kitchen whenever they wanted. The weather was great so the BBQ got used regularly, stand in the garden in the evening and you can hear nothing!! amazing.

A 5 minute walk to the Pleasure Boat Inn - and they have great ales there too. If you want to get there and not walk, take the rowing dingy - and if you want a go at sailing Whispering Reeds boat yard is between the house and the pub!!

Sea Palling is about 2 miles away and the beach is dog-friendly and just brilliant for walking. Go to the boat houses across the road as the sun sets - it will show you why Norfolk is so good.

Specifically Recommend:

If you want to fish - but don’t want to go far go to the back of the boat houses across the road on the left hand side, and you will find a small staithe - it fished its head off when we were there!

Local Gems:

Lathams at Potter Heigham has a brilliant fishing tackle shop.

If you want fish & chips go to the chippy at the top of Stalham High Street - I don’t know how they do it but they taste better than any other!

“Red Roofs - hidden gem - a great place to stay for all, two legs or four!”

Another great week at Red Roofs, our second visit, like the vast majority of guests we couldn’t resist coming back - for four adults, three kids and four dogs it’s ideal. The house has a great lived-in feel, yes the kitchen is small but we all managed to eat too much so it can’t be that bad!!

The location is great, right on Hickling Broad, couple of minutes’ walk to two great pubs and plenty of places to walk the dogs within a (very) short drive - the beaches are fantastic, this part of the coast has a massive sweep of sandy beach that stretches for miles both ways from Sea Palling which is literally 5 minutesVbAPlf drive.

If you don’t want to go too far, or indeed go anywhere, then just chill out around the house, it’s easy just to relax in the garden or the cosy lounge if the weather’s not good.

Specifically Recommend:

We went into Wroxham with the intention of going on a paddle steamer type excursion but changed our minds when we got there and hired our own boat for a couple of hours- fantastic!!! A great way to spend a morning which everyone in our party really enjoyed.

We also went out onto the broad at Hickling with the rowing boat which is another great way to explore locally.

Local Gems:

Discoveries this time around included Horsey Beach and the seals, we’d heard that they might be seen more in winter but a short walk and we found 60-70 seals lazing on the beach with more playing in the surf.

A bit further afield we drove into Norwich for a day which is well worth exploring and we also rediscovered the local pubs, definitely worth a look.

En Route:

We met up with friends from Kings Lynn about half way between in Sheringham and, although a bit of a drive, some of the villages on the way, and Sheringham itself, were really nice and worth a second visit (next time maybe)

“Heavenly Bliss on the Hickling Broad”

An amazing house for all sorts of visitors looking for peace and tranquility. As you walk through the door you feel as though you have come home or perhaps are visiting your parents or grandparents for the summer -)

This is not a house for those who like things sleek and modern, more for the discerning person looking for homely comfort and a hidden gem. The Hickling Broad is literally at the end of the front garden, you can’t get much closer unless you jump in !

We loved the comfy beds and feather pillows and duvets.....the kitchen is a little on the small side which is typical of these period cottages (later extended to houses) but it has everything you could possibly want in it.

We loved every second at Red Roofs and were really sad to leave.....we will most definitely be back !!! Our two Irish Red and White Setters loved it just as much as us, especially the huge secure back garden and many long runs on Waxham Beach -)

Specifically Recommend:

Just before sunset, grab a deck chair from the shed and carry it 100 metres down to the grassy patch next to the thatched boat houses.

Have a sundowner as you literally watch the sun go down in the spectacular Norfolk sky ...reflected in the water. The only way to end a perfect Broads day -)

Be Aware:

The only drawback for my husband who is 6ft4 was the low ceiling in the kitchen and the even lower steel ceiling beam running through it which he hit his head on a few times....he then used this as an excuse not to enter the kitchen again ...hmmmmm -)

“Comfortable, homely, spacious and quiet - a lovely getaway!”

The cottage was comfortable, homely, spacious and quiet, with large gardens front (open) and back (enclosed) - great for barbecues and games... and there was a lovely basket of welcome goodies on arrival.

We made use of the rowing boat on Hickling Broad, opposite, but didn’t get round to much walking. There are lovely sandy beaches (one with seals!) a few miles away, and two quite different pubs within walking distance -one more basic pub grub & the other a bit more adventurous.

The property appeared well set up for guests with dogs, although we didn’t have one. It could possibly do with a little tlc in places, but was clean and well kept and we thoroughly enjoyed our stay!

Specifically Recommend:

BBQ in garden - but watch out for mosquitoes in summer!

Red Roofs was a lovely holiday break for both humans smf canines. Our ages ranged from 28-92 and the property was fine for all of us, particularly as the bedrooms are nearly all on the ground floor. The rooms are spacious and comfortable and dogs are happily allowed on the sofas (we did take coverings with us)

Specifically Recommend:

I would absolutely recommend Red Roofs to anyone wanting a quiet and relaxing holiday home, with lovely beaches to walk the dogs on and if you have any mobility issues Red Roofs is ideal.

Local Gems:

Bacton Wood (or Witton Woods as it is also known) was a great discovery and we left leaflets there for future holiday makers to be able to find this.

“Perfect for dog lovers and their dogs”

Our sixth stay here - says it all.

Lovely peaceful location with pleasant garden and sailing boats to watch on Hickling Broad, also a rowing boat available. Dog walks from the door.

Mainly ground floor with 3 double-twin rooms and a bathroom. One bedroom and second bathroom upstairs.

Perfect for lots of lively dogs as cottage is well kept, but not so smart that we need to worry about our three dogs charging around the place!!!

The owner seems to allow any number of dogs, the previous occupants had 10 dogs! Cottage is cleaned very thoroughly and there was no evidence in the house or in the garden, other than written in the visitors book, of any dogs having been there.

Lovely dog-friendly beaches nearby, just mind the dogs don’t swim after the seals!!. Supermarkets will deliver, we arrived to find food all neatly put away for us.

Very dog-friendly

Pleasure Boat Inn 7 mins walk away, lovely food.

Whispering Reeds boat yard 5 mins walk away with boats to hire for a day or can be booked for a week.

“A lovely, hugable house that always gives a warm welcome”

It was our second visit to Red Roofs in three months. It stole our hearts in the previous November. We love its unique character and the extra special ’dogs loved’ welcome. It’s perfect if you have any number of dogs as the garden is huge. Think massive and then add a bit more! Plus it’s all securely fenced so only the most determined jumper can escape. Most dogs will be fine with the wire fencing.

There is a ground floor bedroom and a bathroom right opposite which suited our 93 years young grandmother. This is a kingsize or twin and the other kingsize is housed in a massive room upstairs with its other room. There are two other bedrooms which could do with a little tlc at the end of the house and perfect for children. The living room is a very good size and easily swallows up all the guests with comfortable sofas and lovely fire that draws beautifully.

Red Roofs isn’t polished. The kitchen could do with some love but like all the house it’s clean, hygienic and truly welcoming. You can come in, unpack and flop without feeling like it’s a show house. At the end of a brisk January morning on the beach at Waxham with our dog, we went back to the house for coffee and cake from the welcome pack. After lunch it’s easy to walk down the Weavers Way in wellies or around the broad which tempts from the windows. In the evening, light the fire or visit the pub. Perfect.

Specifically Recommend:

The garden. It’s fab for lots of dogs and if the weather is very unkind there is enough room to throw a ball around.

Horsey Wind Pump is a nice lead walk for dogs

“Relaxing, lovely house well equiped, great location and ideal for old, young and dogs alike!”

Red Roofs is situated on Hickling Broad in a beautiful location on a private road. The house is well suited to less-abled folk as all amenities are on the ground floor with an additional bedroom and bathroom upstairs. All the rooms are clean, comfortable bedding was fresh crisp and lovely. Whilst the kitchen is a little dated all the equipment you could dream of is there.

If you are staying with dogs the garden is dog paradise, plenty of room to run and fully secure, with the addition of next door’s lovely dog ’Dolly’ to add to the melee if invited in, very friendly neighbours!

We ventured out and about, enjoyed the local hostelries, I would say for most folk the pubs are within walking distance but if you do struggle to walk then it’s a two minute drive by car...we had fun using the boat and enjoyed watercolouring....and watching the local wildlife. Great owner and Sue of East Ruston cottages were most friendly and helpful, we loved the welcome pack as a nice touch along with the beautiful bunch of flowers. (Stocks smelt divine). Don’t hesitate it’s a place you will go back to just like we are after our first visit!!

Specifically Recommend:

Recommended to older, less abled folks as all facilities are ground floor and very much recommend to dog owners....

Families are ideal too, in fact there isn’t anyone this place wouldn’t suit!

Local Gems:

We loved Sea Palling for walking the dogs, also the Pleasure boat Inn Fish and Chips were the best and had to reserve the Cod on Friday as it just disappears!!!!

Most places are dog-friendly...we also enjoyed the boat trip at Wroxham and had a great opportunity on this to see some amazing wildlife and up close with a King Fisher

Wonderful quiet location with fab views, home-from-home atmosphere (not so pristine that you worry about getting anything grubby etc.), really comfortable with pretty well everything you could ever want including an open fire for chilly evenings.

With 3 x double bedrooms and a bathroom downstairs it’s great for anyone who can’t handle stairs (which are quite steep but only access one bedroom with en-suite).

Dogs are welcome, huge back garden is virtually dogproof.

Specifically Recommend:

Ideal for anyone (especially a dog-owner) wanting peace & quiet.

King-size beds are really comfortable
